Washington’s New Millionaire Tax: What It Means, and Why I’m Seeing More Buyers Move to Nevada

Bob Ferguson has officially signed legislation introducing a 9.9% tax on household income above $1 million in Washington, set to take effect in 2028.

Legal challenges are already underway, but from where I sit, that’s not really the point.

What matters is this:
The tax environment in Washington is shifting, and people are starting to think differently about where they live.

I’m Seeing This Shift in Real Time

I’m already experiencing an influx of buyers coming from Washington State.

And this feels very familiar.

For years, I’ve helped clients from California make the move to Nevada for both lifestyle and financial reasons. What’s happening now with Washington buyers is the same pattern, just earlier in the cycle.

This isn’t about panic.
It’s about people being thoughtful and proactive.

This One Is Personal for Me

I’m originally from Washington, so I understand the draw. It’s an incredible place to live.

The lifestyle, the natural beauty, the connection to the outdoors… those things matter. And for a lot of my clients, the idea of leaving that behind doesn’t feel appealing.

The good news is you don’t have to.

Why Nevada Makes So Much Sense

Nevada offers a fundamentally different financial environment:

  • No state income tax

  • Favorable trust and estate planning laws

  • Lower overall tax burden for high earners

  • Strong privacy protections

But what I always tell my clients is this: if you’re only thinking about taxes, you’re not thinking big enough.

This is really about aligning your lifestyle with a smarter long-term strategy.

A Seamless Lifestyle Transition

For my Washington clients, Nevada, and specifically Lake Tahoe, feels like a natural fit.

You still have:

  • Incredible access to the outdoors

  • Four true seasons

  • A lifestyle centered around nature and wellness

But without the constant rain and without the same level of congestion.

Where I Come In

Relocating isn’t just about buying a home in Nevada.

There’s a right way to do this, and a lot of nuance that most people don’t fully understand until it’s too late.

Because I’ve worked with so many clients through this transition, and because I understand both Washington and Nevada, I’m able to help guide you through it strategically, not just transactionally.

My Perspective

The clients I’m working with right now from Washington aren’t reacting, they’re planning.

They’re asking better questions.
They’re thinking long-term.
And they’re positioning themselves ahead of where things are going.

If you’re starting to think about what this could look like for you, you’re not alone.

Let’s Talk

Whether you’re considering a second home, a full relocation, or just exploring your options, I’d love to be a resource for you.

This is exactly what I do, and I know how to help you do it well.

Call me, and call Tahoe home.
