Skyland is a private residential neighborhood located on the Nevada East Shore of Lake Tahoe. Developed in 1959, the community comprises approximately 230 single-family homes, including 41 lakefront residences. Known for its larger homesites, mature pine forest, and private beach access, Skyland has long been one of the East Shore's most established residential neighborhoods for both primary and second-home owners.
Residents enjoy access to a private homeowners' beach along approximately one-quarter mile of Lake Tahoe shoreline on Zephyr Cove. The beach provides convenient access for swimming, kayaking, paddleboarding, and enjoying the lake, while many waterfront properties also offer private piers or buoy opportunities, depending on the individual property and applicable permits.
Unlike many planned communities, Skyland does not have a Homeowners Association. The neighborhood is governed by recorded Covenants, Conditions and Restrictions (CC&Rs), helping preserve the character of the community while providing homeowners with greater flexibility than many HOA-managed neighborhoods.
Conveniently located approximately 5.3 miles from the California-Nevada state line and eight miles from Heavenly Mountain Resort's Boulder Lodge, Skyland offers easy access to skiing, golf, hiking, restaurants, shopping, and year-round recreation. Douglas County School District bus service also runs through the neighborhood.
