Luxury buyers are still drawn to Lake Tahoe—but they're buying differently.

Today's affluent buyer has access to more information, more markets and more choices than ever before. They're willing to pay a premium for the right property, but they're increasingly selective about condition, privacy, lifestyle and how easily a home can be enjoyed from day one.

For Skyland homeowners, that's important. Here are five trends I'm seeing influence buyer decisions.

1. Move-In Ready Is Winning

Even buyers who can easily afford a renovation often don't want one.

Updated kitchens and bathrooms, cohesive finishes, good lighting and well-maintained exteriors can make a significant difference in how buyers perceive value.

That doesn't mean every home needs a major remodel before selling. Sometimes thoughtful updates, editing furnishings and exceptional presentation can completely change the way a property is received.

2. Indoor-Outdoor Living Matters

Tahoe buyers aren't simply purchasing a house—they're purchasing the ability to live differently while they're here.

Decks, patios, outdoor dining, fire pits and spaces that naturally connect the interior of the home to its surroundings have become increasingly important.

In Skyland, where larger lots, mature trees and the lake are part of the appeal, outdoor spaces can be a major selling feature.

3. Privacy Is a Luxury

Privacy has become one of the most valuable—and hardest to manufacture—features in luxury real estate.
